Mississippi Container Questions

Questions about pricing, delivery, permits, ground conditions and container grades in Mississippi. If your question is not here, call or text (330) 510-5817.

Jackson sits near the center of the state, where I-55 crosses I-20, with Ridgeland, Madison, Brandon and Pearl around it. Gulfport, Biloxi and Pascagoula line the Mississippi Sound along I-10 and US 90. Hattiesburg anchors the Pine Belt, where I-59, US 49 and US 98 meet. West of Jackson, Vicksburg and Natchez sit on the Mississippi River, and north of Vicksburg the Delta's farm fields run along US 61 before the land rises into the hills around Oxford.

Pricing and Delivery

Pricing terms. What you pay depends on the size, grade and condition you choose, what is in stock when you order, and your delivery address. Container One sets prices, and they change without notice. Your written quote gives the price for your order. Prices as of October 14, 2026.

Delivery requires the following straight, unobstructed space:

  • 20ft container: 110 feet of straight clearance from the drop point
  • 40ft container: 130 feet of straight clearance from the drop point

The truck needs at least 15 ft of height to drive, at least 22 ft of height along the entire unloading path, and at least 10 ft of width. Low utility lines, tree limbs and roof overhangs can stop a delivery. If you are unsure, describe the approach when you ask for a quote.

Warranty runs by grade: one-trip units carry a 10 year structural and 10 year no-leak warranty, cargo worthy and wind and water tight units carry a 5 year structural and 5 year no-leak warranty, and economy units carry a 1 year roof leak warranty. The warranty travels with the grade you buy, so if warranty length matters to you it is worth comparing grades before you compare prices.
We sell containers. We do not rent them. Rent-to-own runs through a third-party partner, My Container Rental, and spreads the payments until you own the container. Our rent vs buy guide walks through when each path makes sense.

Mississippi Questions

In Gulfport, among the three cities priced on October 14, 2026: Jackson, Gulfport and Hattiesburg. A 20ft Wind and Water Tight container was priced starting at $2,041 delivered in Gulfport and a 40ft Wind and Water Tight container starting at $2,730. The same two units were priced starting at $2,086 and $2,775 delivered in Hattiesburg, and starting at $2,484 and $2,960 delivered in Jackson.
The city or county that governs the parcel. Mississippi law requires counties and cities to adopt minimum building codes unless they opted out, and it leaves zoning to local government. Jackson, Gulfport and Hattiesburg each write their own container rules, so call the planning or zoning office for your address before you order.
It depends on the zone. Gulfport's flood ordinance, for example, requires a floodplain development permit before any development in a special flood hazard area. It counts structures and the storage of materials or equipment as development. In a mapped floodway, it prohibits new construction and other development unless a registered professional engineer certifies that it will not raise flood levels. In a VE zone, the coastal high hazard area, it requires accessory buildings to be elevated on pilings or columns. Check the flood zone for the address, then ask the city or county how these rules apply to a container. In Gulfport, that is the Urban Development Department at 228-868-5790.
Firm, level blocking under all four corners. Mississippi's Office of Geology describes the Yazoo clay under much of Jackson as a high construction risk because it swells and shrinks with moisture, so recheck the level after long wet or dry spells.
For tools and boxed goods, Wind and Water Tight keeps the weather out and costs less than Cargo Worthy or One-Trip. Cargo Worthy is guaranteed to pass a marine survey to be re-certified for loading back onto a ship or train, and One-Trip suits a container that will be seen, lived in or converted.
No. The National Park Service prohibits commercial vehicles on the Natchez Trace Parkway, so the route to an address near the parkway follows other roads.
It becomes a building project, so check zoning first and then ask the local building department which code applies. Gulfport, for example, allows converted container homes only in existing manufactured home parks in its R-B residence-business district, with Planning Commission approval.
Yes. Deliveries go statewide, from the coast to the Delta, wherever the truck can reach the set-down spot. Your ZIP code starts the quote, since distance from the serving depot is part of what sets a delivered price.
No. Container One's Delivery/Dispatch team contacts you to set a date and time, and the timing depends on your location, when the payment arrives, the weather and other factors.
The county's. A rural mailing address can name a nearby city even when the parcel lies outside its limits, so look up the parcel, then ask the county whether it has zoning and which building code edition it enforces.

Container Grades

  • One-trip: made one loaded ocean crossing. Clean floors, intact paint, close to new.
  • Cargo worthy: can pass a marine survey to be re-certified for shipping. Structurally sound, cosmetically used.
  • Wind and water tight (WWT): inspected to confirm the doors seal, there are no holes, and the interior stays dry. Surface rust, paint wear and minor dents are normal.
  • Economy: the lowest grade we sell. Weathered, and priced accordingly.

For a grade-by-grade walkthrough, see the container condition guide.

It depends on what the container is for. If it is going to be seen, lived in, or converted, the clean interior and intact paint save real work later and the 10 year structural and 10 year no-leak warranty is the longest available. If it is going behind a shed to hold equipment, a wind and water tight unit does the same job for less.

Sizes and Dimensions

We offer 20ft standard, 40ft standard and 40ft high cube containers, plus modified containers and refrigerated units in 20ft and 40ft.

40ft Standard39'5" x 7'9" x 7'10"2,350 cu ftabout 8,380 lbs
40ft High Cube39'5" x 7'9" x 8'10"2,694 cu ftabout 8,775 lbs

Modified and Refrigerated Units

Personnel doors, roll-up doors, windows, vents, partition walls, electrical packages with outlets and a service panel, LED lighting, insulation, spray foam, A/C units with heat, shelving, interior wall panels and vinyl flooring. Insulation and HVAC choices depend on the climate the box will sit in: Mississippi is cooling dominated, with long, hot and humid summers and mild winters, so a conditioned container needs insulation that limits heat gain and keeps humid air away from cool steel.
A reefer has a refrigeration unit built into one end. It runs on a 480V 3-phase supply, or a compatible generator where 3-phase power is not available. The walls are insulated as part of the original build.

Site Preparation and Foundation

Weathered Yazoo clay under most of Jackson and the Jackson Prairie swells and shrinks with moisture, the Delta's heavy clay drains very slowly, and coastal lots can hold water after a storm.

For temporary placement: Set the container on firm, level supports under its four bottom corners, such as compacted gravel, concrete pads or sound treated timber, with water draining away from them. Check the level after a long wet or dry spell, because a container that settles unevenly can bind its doors.

For permanent placement or a conversion: A container that will stay for years or be converted needs a foundation, anchoring and drainage plan from a qualified design professional, checked by the local building department.

Frost depth: The local building department sets the footing depth for a permanent foundation under its adopted code. In most of Mississippi, moisture and soil movement shape that foundation more than frost does.

On sloped lots in the north Mississippi hills and on the river bluffs at Vicksburg and Natchez, the low side of the pad may need fill or blocking to bring the container level.

Place the container on flat, level ground. Clear debris, rocks and brush from the placement area, confirm the straight space the delivery truck needs, and check for overhead lines and limbs. If the delivery truck gets stuck, you are responsible for getting it out or having it towed. Container One does not move the container once it is placed.

Security and Buying Safely

The box itself is corrugated Corten steel. The lock is the weak point, so use a hidden shackle lock, sometimes called a puck lock, inside a lockbox welded over the handle. Container One sells a lock box that covers the padlock as a separate accessory.
The recurring signs are a price far under the market, payment demanded by wire transfer or crypto, no verifiable business identity or contact route, and pressure to decide today. A real dealer will give you a phone number, answer questions before payment, and put the quote in writing.
